Some Home Buying Tips to Help You as You Start Your Search


Location, location, location


You've heard it many times, "The most important three things to consider in buying real estate are location, location, location."  Well, of course, it's true! But many buyers try to convince themselves and their RealtorŪ that another part of town is just fine simply to save money on one of the most important expenditures they will most likely ever make. To be sure, a less desirable part of town is going to save you money up front because it will be lower priced. And, you also won't have to worry about multiple offers driving the price up. So, why not go for it?

My best advice to you, whether you are buying here in Tennessee or any other part of the world, is to ask your RealtorŪ to only show you homes that are located in the hottest markets.  Don't let someone talk you into investing in a "less expensive" area to save a few initial dollars--long term mortgages have a  way of leveling your monthly house payment outlay. Yes, you will pay the highest price up front, but you won't be sorry when you put that same house on the market in a few years. Those "hot areas" appreciate better, generally have better schools, have nicer community amenities, and, of course, better shopping. Your investment is protected and it will gain real value faster.

If you absolutely cannot afford the "hottest areas", then get as close as you can within your price range.

Finding your perfect RealtorŪ

The best way to be certain that you get someone who you can trust to help you with one of your most important purchases is to ask your friends or family members to refer you to someone great. Be sure that your chosen RealtorŪ knows the area well and has time to work with you. What can you afford?

It is very important to contact a mortgage broker in order to become pre-qualified for a loan to purchase your new home. Many home buyers don't want to do this until they have looked around a bit. My advice is to find out first how much you can afford, then look at homes. Disappointment follows close behind if you look at homes you love but cannot afford.

If you don't have a loan officer you trust, then trust your RealtorŪ to recommend two or three and call all of them to get the best interest rate and lowest closing costs.
